For homeowners and property managers

Have a person read your pressure washing quote.

Send the quote to finalist.cc, which we run. A person reads it against a standard pressure washing scope and writes back a benchmark note: what it covers, what is missing or vague, the arithmetic, and questions to send the contractor.

No quote yet? Describe the driveway, siding, deck or fence and get a scoping document you send to contractors yourself.

No contractor list here.

This site publishes no list of pressure washing contractors. We do not send your request, your quote or your details to contractors, and we take no payment from contractors for referrals.

Before you ask for quotes: the pressure washing scope checklist

Two quotes for the same house can price two different jobs. One washes the driveway; the other adds the walks, the patio and a sealer coat. Name each surface, its size and its condition, and the quotes line up. This is the same list a benchmark note reads a quote against.

Driveway and flatwork

A quote should say:

  • Area in square feet, and which pieces count: driveway, walks, patio, steps, pool deck.
  • Material: poured or stamped concrete, pavers, asphalt or stone.
  • Stains it covers: oil, rust, tire marks, mildew or algae. Ask whether they expect a stain to come out or only to lighten.
  • Sealing after: included, priced as its own line, or not offered. For pavers, whether joint sand is part of it.

Siding

A quote should say:

  • Wall area in square feet, or the length of the walls washed and their height, and the number of stories.
  • Material: vinyl, wood, fiber cement, brick or stucco.
  • Condition: mildew or algae, dirt, chalky or peeling paint, rust streaks under fixtures.
  • Soft wash or pressure: ask which method they use on each side, and what cleaning solution goes on.
  • Windows, doors, screens and light fixtures: washed, covered, or left alone.

Deck and fence

A quote should say:

  • Deck area in square feet, plus stairs and rails. Fence length and height in feet, and one side or both.
  • Material: wood, composite or vinyl, and the finish on it now.
  • Condition: graying, mildew, peeling stain, loose boards.
  • Staining or sealing after: product, color, number of coats, how long they wait after washing, and whether any sanding is in the price.

Roof and gutters

A quote should say:

  • Roof size (or the house footprint), the number of stories, and how steep the roof is if you know.
  • Roof material: asphalt shingle, metal, tile or wood shake.
  • Condition: dark streaks, moss, debris in the valleys.
  • Method: ask whether they walk the roof or work from a ladder, and what goes on the roof. If the roof is under a warranty, ask how their method fits it.
  • Gutters: cleaned out, outside faces washed, or both; downspouts flushed; gutter length in feet.

For every surface: the site and the setup

  • Water source. Where the outdoor spigots are, and whether the contractor brings water.
  • Outlet access. Whether they need an outdoor outlet, and where it is.
  • Gate and access. Gate width, steps, slopes, locked areas, pets.
  • Plants and vehicles nearby. Beds, shrubs, cars, pool, outdoor furniture. Ask what gets moved, covered or rinsed, and by whom.
  • Wash water. Ask where the wash water and any cleaning solution will go, and whether your city has rules about it reaching the street or a storm drain.
  • Price lines. One price per surface, or one lump sum. Ask what costs extra: stain treatment, sealing, a second visit.

Size the job

Measure with a tape or pace it off. Enter length and width in feet and the area works out in square feet. Leave a surface blank if it is not part of the job. Nothing is sent from here; the summary rides along with the form below, and you can copy it into finalist.cc.

The roof figure is the house footprint, not the sloped roof surface. A contractor measures the roof.

Send this checklist for a scoping document

It goes to the same desk as finalist.cc. A person reads it and replies by email with a scoping document or questions. You send the scoping document to contractors yourself.

This form cannot take photos. If photos would help, we ask for them when we reply.

Already have a quote? Send it on finalist.cc for a benchmark note.

We do not send your request, your quote or your details to contractors.

Questions

Do you do the washing?

No. We are not a pressure washing contractor. A contractor you hire is a separate business, and your agreement is with them.

Will you find me contractors or get me more quotes?

No. We publish no contractor list and send nothing to contractors. You get a written note or scoping document and send it to whoever you choose.

Do I need exact measurements?

No. Paced-off sizes and the number of stories are enough to start. The scoping document lists what still needs measuring.

Can you tell me if a price is fair?

No. A benchmark note checks what the quote covers, what it leaves out, what is vague and whether the arithmetic adds up. It does not judge the price.
